The roof is the part of a Florida home that storms hit first and that insurers question most. Missing shingles, lifted tiles, a branch through the decking, or a ceiling stain that appears weeks after a storm can all be covered losses. Whether the insurer pays for a repair, a full replacement or nothing often comes down to how the damage is documented.

What we look at

  • The cause. Policies cover sudden damage from wind, hail or falling objects. They do not cover age and wear. We document what the storm did, so the two are not confused.
  • The full extent. Damage to the underlayment and decking, water inside the attic and ceilings, and repairs the building code now requires are often missing from the insurer’s estimate.
  • Your policy. We check whether your roof is covered at replacement cost or at its depreciated value, and which deductible applies: the regular one, a hurricane deductible, or a separate roof deductible if your policy has one.

Why roof claims are denied or underpaid

The most common reasons we see are “wear and tear”, “the damage was already there”, “a repair is enough”, and damage the insurer’s adjuster did not find from the ground. Each can be answered with a proper inspection, photographs and a line-by-line estimate.

Do not wait

Florida law gives you one year from the date of loss to report a new property claim, and 18 months to ask for more on a claim already reported. After a storm, take photographs, cover the opening to prevent more damage, keep your receipts, and call us before repairs remove the evidence.
